Let us be brutally honest, landlords are faced with board-certified, repeat-offender tenants from hell who take advantage of unsuspecting landlords. However, it does not have to be that way!

The best way to avoid problem tenants is not to rent to them in the first place.
The way to accomplish this is to have a TENANT SCREENING PROCESS! Here are 8 screening techniques to protect yourself.

  • Establish tenant qualification standards or a tenant selection policy based on legitimate business practices.
  • Provide ALL applicants with a copy of your tenant qualification standards or policy.
  • Apply your tenant selection policy uniformly for applicants.
  • Require consumer credit and criminal background (including sex-offender check) reports on all applicants.
  • Never rent to an illegal resident and ALWAYS require valid photo identification.
  • Always get cash or certified funds for the application fee, first month’s rents, and deposits.
  • Verify every detail of the applicant’s rental history and income.
  • Deny rent to all applicants who do not meet your tenant selection policy!
